Summer was founded in 2021 by two Airbnb alumni with deep experience growing and scaling venture-backed hospitality businesses. As of October 2022, Summer has raised over $13 million in seed financing from leading venture capital firms and investors, such as QED, Lightspeed Ventures, 1Sharpe Capital, Firstminute Capital, the founders of Casper, and more.

• Acquisition: We help you find a home that fits your needs and goals.
• Design: We design your home, procure the materials, and onboard the property as a short term rental.
• Property Management: We provide a full service management solution that includes marketing, guest communication, and vendor management.
Our acquisitions team is continually sourcing homes that they believe will work well for our members or if you can find a home you like and send it to us for analysis.
Summer is actively managing properties in the Hamptons, the Hudson Valley, Park City, Miami, and Joshua Tree. We are quickly expanding to new areas based on market popularity, short-term rental performance, and feedback from prospective new members. Summer offers two distinct models: Gradual Ownership & Immediate Ownership.
Our Gradual Ownership model is a unique way to get into short term rental ownership. Summer will be the initial owner of the home and you get the benefit of using it as if it were your own home at a lower monthly cost. You will then have the option to purchase the home back from Summer within a 2 year period. For a full look at our Gradual Ownership model, click here.

For members opting for Summer’s Gradual Ownership model, there are two associated payments.
1. Summer collects a one-time, fully-refundable initial payment, equal to 20% of the home’s purchase price
100% of this payment is credited towards purchasing the home, should you decide to buy at any point within three years.
2. Summer collects a monthly membership fee, 50% of which is credited towards purchasing the home if you decide to make it official.
This amount is variable based on your expected usage and you have a few options on this amount. Connect with our team to discuss your options on each home.
By way of a rigorous underwriting process, our acquisitions team is able to provide you, as the deeded homeowner, with a data-baked financial analysis, including estimated annual revenue. This assessment takes in account everything from the costs of furnishing to seasonal short-term rental trends.
There is an initial payment of 20% of the purchase price of the home. From there you will pay a monthly subscription fee which can be used to book stays at any home in the network. The cost will be dependent on how much you plan to use the home. You set your usage based on your lifestyle.
You can buy the home back at any time during the 2 year period. Whenever you buy the home back, your full 20% initial payment along with half of the amount you’ve paid in subscription fees will be credited towards your purchase.
After the two year period, if you decide not to buy back, you will be fully refunded with your initial payment. If you terminate within 2 years, you pay a break fee depending on when you're canceling but your initial payment will be fully refunded.
We provide a full service property management solution with a 25% fee. Summer will co-invest in your property as an option for improvements to the home. In this case the fee would be higher for a set amount of time depending on the amount invested by Summer.
Yes! There are some criteria such as homes must be in areas that allow short term rentals. We will have a conversation with you to learn more about your lifestyle and goals. Our goal is to help guide you in finding a great home, but ultimately, you make the final decision on choosing a home.
Summer has preferred agent partners that we will connect. You also have the ability to use your own agent if you prefer.

Yes, every home includes a dedicated space for member storage. Some obvious limitations to this space apply, but in most cases, we can work with you to ensure your belongings are secured for your exclusive personal use.
Once you own the home, you are of course welcome to make any changes you wish. Summer can even help you finance improvements to the home using short-term rental revenue. If you wish to make improvements to the home during your trial period, they will be evaluated on a case-by-case basis by our team.
On the guest side, we are powered by a team of service experts who manage all inquiries and guest requests 24/7. For on the ground, we utilize a network of teammates, vendors & cleaning crews to operate and maintain the property.
Everything! You can be as hands off as you want, or need to be, with your home. Our property management includes: supply management, landscaping, maintenance, repairs, housekeeping, vacation rental setup, and management of financials and expenses.
• We truly are full service management at one set fee.
• Being part of the Summer Network, your home will have the benefit of earning revenue from other stays within the network.
• Summer focuses on setting you up for success for success from the beginning with our experts in acquisition and design. We maintain superhost status on Airbnb with very high guest ratings.
Booking stays in your home with the exclusive Summer member app is a breeze! So long as a guest doesn’t have the home reserved for the days you’re after, last-minute bookings are welcome.
When you open the Summer member app, you will see your current subscription balance, as well as the nightly rate of the home. You will see your bookings reflected in your subscription balance.
The exact number of days you get with your subscription balance will depend on what days you choose to go, as some days are more expensive than others. Of course, if you exceed your subscription balance you can always pay à la carte for additional days.
Yes, you are welcome to use your subscription to book any home in the Summer network, from Miami to Park City (and one day, Japan).
You’ll be paid the same commission as you would expect with traditional transactions.
With our Gradual Ownership model, you will represent Summer as a cash buyer. With our Immediate Ownership model, you will represent the customer as the buyer.
